Khasra number:
Khasra number refers to a special plot number or survey number allotted to a piece of land. It cannot be changed. Khasra number falls under khatuni. The maximum area of land in a khasra number is 8 kanals or 1 acre.
Khatuni:
It is the unique account number including several khasras. Khatuni is maintained by the Revenue Department. It usually contains information about the tenure holder, duration of occupancy, and the amount of rent or revenue.
Khewat Number:
It is the number allotted to land which comprises one or two khatunis.
Jamabandi:
Jamabandi refers to the procedure of updating land records. Jamabandi form is a document that records the information related to the ownership, type of the land, location of the land and its division, nature, and type of construction on the land, the status of the owner, and the sources of irrigation (in case of agricultural land). It also keeps a record of the khasra number, khatuni, and khewat number. It is done every four years.
Fard:
It is a document that proves the ownership of land. Fard is used for selling the land, keeping a record, and for preparing a power of attorney. While a property is being sold, its fard maintains a record for registering the land in the name of a new owner. After the approval of the registry from the Revenue Department, the patwari issues a transfer letter based on the details on fard.
Patwari:
A patwari is a government employee who is responsible for keeping records of the land ownership. In other words, he is the land revenue officer appointed by the approval of the government for the task of maintaining records. They operate in patwarkhanas.
Inteqal:
It is also known as mutation. It means property transfer which refers to transferring the piece of land from one person to the other. A patwari carries out the process of inteqal based on the issued registry. In this case, the authority in charge adds the property to the purchaser’s record after removing it from the seller’s record.
Partal:
The process of updating and verifying the land record is called partal. Partal is also done while carrying out the process of inteqal.
Shajra:
A detailed map with numbers assigned to each piece of land. It includes information on every khasra including its size, accurate location, and surroundings.
Gardavari:
This document is proof of land-leasing rights, issued to the person who acquires the land on lease with the owner’s consent. It is issued by a gardori
Gardori/Gardavar:
A person appointed to look over a land record Is known as gardori. He is also called Qanoon-go or Kano-go.
Haq e shufa:
Shufa also known as pre-emption, means conjunction. Haq e shufa is the right to buy land in priority to others.
Marla:
A measurement of land between 225 sq ft and 272 sq ft in size.
Kanal:
One of the most commonly used land measurement units in Pakistan. 1 kanal is equal to 20 marlas or 4500 sq ft or 500 sq yd.
Sarsahi:
A land measurement equal to 25 sq ft in size. Nine sarsahis equal to 1 marla.
Bigha:
A piece of land of 4 kanals or half an acre in size.
